What do you buy?

 

You are able to purchase large plots of land with consent to build now or at any time in the future, from only £7000. All have road access and services to the boundary and are individual plots with full title and in village locations (i.e. not a division of a larger piece of land).

 

The plot sizes range, in the main, from approx 1000 to 5000m2, (i.e. all fairly large and some over an acre). The normal build allowance on such plots is 25 to 30% on the ground floor, which is as big a house as anyone would require.

 

How do you buy a plot?

 

Once you have discussed and chosen a plot, seen or unseen, you can make a reservation payment

and the plot is taken off of the market and then, as legal title is passed to you, you pay the balance

which can be spread into short term payment plans, and then complete. You then own the land in full

and can chose to build now or in the future, or sell on as prices rise to make a profit.

With 3 to 6 months to pay the balance of £7400

The only other costs are legal fees of £900 max and 10% purchase tax max

Location

The Great Plain (Nagyalföld) stretches east from the Danube to the foothills of the Carpathian Mountains, to the mountains of Transylvania in Romania, and south to the Fruska Gora range in Croatia. Lake Balaton is the largest unbroken stretch of inland water in Central Europe. The capital of Hungary is Budapest, a culturally rich and thriving city.

 

About Hungary

 

Hungary has a rich culture and history and is unique in many ways, including its language, food and ability to ‘survive’ over the centuries. Settled by the Magyars (a Finno-Ugric tribe who arrived via Russia in the ninth century), the country and its people have remained true to their heritage despite Mongol invasion in the 13th century, Turkish occupation in the 16th and 17th centuries, Austrian rule (co-Empire) in the 18th and early 19th centuries, and communist domination in the mid 20th century.

 

Hungary came out of communism fairly peacefully and back to democratic independence in the early 1990’s and joined the EU in 2004. Although not definite Hungary expects to join the Euro currency by 2012, which should have a positive affect on the economy and real estate values.

 

The pride locals have for their nation is immense, but it doesn't spring solely from the stalwart strength of their nation. Hungary is also home to historic urban centers and evocative landscapes, not to mention quality wines, rejuvenating thermal springs, and a thriving arts and music scene. Hungary has a reputation as being less corrupt than most of its neighbours and has a low crime rate especially in the country areas such as Balaton.

 

Most importantly land ownership is clear and clean in Hungary as we have mentioned above and the country went through several years of concluding any issues of ownership left over from the communist period and so now deeds and title are clean to be bought by Foreign Nationals.

 

Budapest, the capital, is a fantastic city split in two by the Danube. Buda is older, hillier and more graceful, while Pest is the commercial centre dotted by gorgeous art nouveau buildings. Budapest contains the country’s best bars and clubs, and has been a long-time haven for writers, artists and musicians. Other centers, such as Eger, Pécs, Szentendre, Sopron and the Balaton area,

to name but a few, are vibrant places with rich histories,stunning architecture and beautiful landscapes.

 

Lake Balaton                  

 

Lake Balaton is approx 1hr 20 mins from Budapest via a new motorway link that runs from the southern outskirts of Budapest right down to the southern end of the lake which makes the entire Lake easily reached. The Lake is also approx 1 hr 30 mins from the Austrian capital Vienna and only 3hrs drive to the Adriatic coast.

 

To give you some idea of the Lakes size, it is just under 4 times the circumference of the Isle of Wight - a round trip taking in excess of three hours. It is 50 miles long and is central Europe’s largest lake. The lake offers some of the best in-land sports and water based facilities in Europe and has many spas and wellness facilities. The attraction to many investors and clients buying as a holiday home or for retirement is the similarity of the area being like England was perhaps 50 years ago (with very few cars, low density build, a relaxed and safe feel and lovely countryside) and yet an easy but efficient place to live with the modern day technology we have come to expect (there are even a number of 24 hour Tesco supermarkets near the lake area)!

 

The beautiful Lake Balaton has a 200-km shoreline. It is known as the ‘Hungarian sea.’ where you can enjoy: yachting, swimming, golf, fishing, cycling, and water sports.

 

The lake is in the centre of a large wine growing region and has many fabulous beaches and thermal spas.

 

The surrounding towns have a wonderful mix of modern and old, with historic buildings and charm.

The area is well protected by the government to secure its natural beauty for the long term.

The climate and Lake Balaton

Hungary has a “continental climate” with cold winters and hot summers – a place where you can fully experience the four seasons. Visitors and property owners from the UK find it similar to the UK but more pronounced, (i.e. colder in the winter, warmer in the summer) and with very clear seasons. This weather cycle keeps the landscape ever changing and generally green and has, combined with the soil (containing volcanic rock), made the region notable for its production of wines since the Roman period two thousand years ago.

 

Although the peak season at the lake is the summer, lovers of Balaton think that it is also worth visiting even in winter, when you can go fishing through ice-holes! If the ice is thick enough, brave visitors can even skate, sledge or ice-sail on the lake. Also the area is quiet at this time of the year whereas the summers are buzzing with tourists from all over Europe.

Tourism

Hungary is a popular tourist destination, both for ‘city breaks’ to Budapest the thriving capital and to the Balaton area, especially for the outdoor sports and wellness centres. The high tourist season extends from June until the end of August. The average water temperature during the summer is 25°C,

which makes bathing and swimming possible. Many resorts have artificial sandy beaches and all have step access to the water.

The major resorts around the lake are Siófok, Keszthely and Balatonfüred. Siófok is known often as the "Party Capital of Hungary", which attracts many party goers in summer due to its numerous large discos and nightlife. Keszthely is the site of the famous Festetics Palace and Balatonfüred is a historical bathing town home to the annual Anna Ball. The climate and landscape lends itself to outdoor sports and activities and combined with healthy food makes the lifestyle at the lake a healthy one.

The Tihany Peninsula is an historical district and as such commands house prices in excess of £200,000. Like many of the historic areas and vineyards Tihany is a protected area and foreign nationals cannot buy there. These restrictions keep good feeling with the locals as well as secure the culture and beauty of the area.Other tourist attractions include sailing, fishing, Golf, Spas, Horse Riding, walking, cycling, tennis, hunting, cycling, bird watching, water parks, wellness centres, camping, places of interest, many restaurants and vineyards and even skiing in nearby Austria!

Getting there

Balaton is served by the main Budapest International Airport, with flights from most major European cities. From the UK there are flights from all major airports many with the discount airlines with fares from only £20! There is also an airport at the lake which is serviced by Ryanair from Stansted. You can also fly to Vienna, other neighbouring capitals or even drive.
