The Location

  • The plots are located near to a glorious beach, in an area called Dolphin Bay.
  • Dolphin bay is 38km south of the popular town and holiday resort of Hua Hin.

  • In Dolphin bay there are resorts, bars, restaurants and things to do, including a wonderful beach
  • In the surrounding area there is much to see and do, and not far from Bangkok itself.

Nearby

The plots are located on a quiet road only approx 800m back from the sea front and the wonderful beaches of Dolphin Bay. The surrounding area has typical lush vegetation, coconut palms, agriculture and a back drop of distant mountains. There are a number of resorts and restaurants nearby as well as a few newer developments and luxury private villas being built.

This part of Thailand is quiet, though not far away from tourist attractions and is scenically very beautiful.  

 

Not just a name

Dolphin Bay is named as such because there are indeed Grey and Pink Dolphins (a rare type) in the bay and can be seen from the shore at times as well as if you go out into the bay by boat.

 

National Parks

The Khoa Sam Roi Yot National Park is only 1km away from these plots and consists of over 24,000 acres of  beautiful limestone mountains, wonderful shorelines and a wide variety of plant and animal species. An outstanding natural protected reserve right on your doorstep which, in the modern world of eco-tourism, bodes well for future villa rentals and resale values. There is also a number of world famous caves nearby, including the Phraya Nakhon Cave which has a Buddhist temple inside.

 

Nearby islands

There are boat trips to the nearby islands, including ‘Monkey’ Island where the beaches and scenery are outstanding. The area has plenty to do by boat, including fishing, and such activities are inexpensive.

 

Bird watching

The bay and surrounding area is an ideal location for Bird watching. A freshwater marsh National Park is only 15km’s North of the site and, combined with the vast The Khoa Sam Roi Yot National Park and the endless coastline, there is a vast array of migratory and resident birds.

 

Shopping

The closest town is Pranburi (approx 15 mins away) which has plenty of shops including Tesco and Makro, for the essentials. Nearby Hua Hin is a busy town, great for tourists and with plenty

of shops, including Western chains and local night markets. Ofcourse Bangkok is only 2 hours away and has everything any shopper or tourist could desire!

 

Golf, Recreation & other Sports

There are 12 top class Golf courses within striking distance to these plots, including the Greg Norman designed ‘Springfield Royal Country Club’, one of the finest courses in Thailand.

The closest course is only 15 minutes away and the others are all within under an hour, so there is plenty of choice for the avid golfer. Other sports include Biking, Kayaking, Boating, Elephant riding, mountain walking, caving, snorkeling, diving & many others.

 

Pricing, costs and payment plan

  • The plots cost £25,000 each and there are only 5 lots in total – a very exclusive site
  • Once you have decided to purchase you can reserve a plot making a reservation of £3400 of which £2000 goes towards the plot, £1400 towards your arrangement fees and closing costs. 
  • You then have up to one year to pay the £23,000 
  • A discount of £1000 is given to anyone who pays the full balance within 3 months
  • There are no additional costs at all and the developer will set up all of the land ownership requirements, including legals and transfer of titles through an independent qualified Thai lawyer up to the highest standard and most comprehensive ownership type.
  • If someone wishes to build a property on the plot this can be arranged and is reasonably priced

 

Ownership and law

  • Title will be by Chanot – where the land has full title and is owned by the buyer by means of a Thai company, the way this is done will be explained and buyers can speak direct to a lawyer and the developer who do this for many non-Thai nationals and have done for many years. There is also the option of a 90 year leasehold ownership if this is preferred.
  • Either way, the land is extremely competitively priced and offers a buyer a superb investment opportunity.
  • The land is approx 800m away from the beach itself and set amongst coconut trees, the title will include serves and infrastructure to the land plots, each clearly marked out..

 

What can be built on a plot?

  • Nearby properties are of good quality and often in the charming Thai style.
  • Lots of similar sizes have had villas built on them of approx 250m2 living (a 125m footprint)
  • Villas cost from £40,000 approx, relative to finish and type, but overall build costs and quality are good and the range of choice is ofcourse vast.
  • Our contractor / partner in Thailand has recently completed the villa pictured below located just around the corner from these five plots. It is a good example of the type of property that can be built on the lots, fitting into the area well and giving ample accommodation.

 

A high quality villa similar to the one pictured would cost approx £60,000 and could be paid for over the build period. Swimming pools cost approx £8,000+, furniture packs cost approx £4 to £6,000 for a property of this size and such properties can be either lived in or rented out. Other property styles and options are available but the intention is that, in the end, there will be 5 attractive villas adjacent to each other in a quiet location amongst the coconut trees, in this wonderful bay.
