PRIMO began operations in 2011 and exclusively manage developments brought to the market by Hamilton Black and Forshaw Land. PRIMO has developed a good brand image, achieving ANUK National Code accreditation within 3 months and attaining high retention rates with current students. Additionally, strong relationships have been forged with key stakeholders in the local community to ensure the developments brought to market are acknowledged in terms of boosting the local economy and providing ‘choice’ in terms of student accommodation provision. These factors played a part in their success at the Bolton & Bury Business Awards.
The PRIMO management team and staff are absolutely delighted with their achievement; seeing it as acknowledgement of their hard work and commitment (on behalf on investor landlords). Additionally, PRIMO acknowledges that the rising cost of a university education has empowered students and their parents as consumers – factors such as quality of accommodation and its management have become ever more important. Keeping these factors in mind, PRIMO have placed themselves centre stage to be the ‘accommodation of choice’ for discerning students (and their parents).

Whilst PRIMO also manages developments in Leeds and Sheffield, this award recognised the first Bolton development managed by PRIMO – The Pack Horse in Nelson Square. Ruby Jones, PRIMO Operations Manager and a former lecturer at The University at Bolton, states “Students as consumers is at the heart of everything we do. It ensures high student retention, a positive brand image in the marketplace and ultimately high yields for investors. A clear understanding of the pressures students face when entering higher education helps PRIMO create support mechanisms for our resident students.”
Building on the above success, PRIMO are set to manage further developments this year, including The Bank in Bolton – a student accommodation residence marketed at final year undergraduates. The success of this development can already be seen with 100% lets. Additionally, only a small number of rooms remain available at The Pack Horse, with some room types having a waiting list. It is highly likely that demand will outstrip supply.
Working very closely with the developers, Hamilton Black and Forshaw Land, and with the right mix of skills in the management team, PRIMO have been able to develop strong foundations which will enhance the student residential experience and provide investors with confidence in high returns over the long-term.
